Preparation of a Traffic Impact Study for the Armenian American Museum and Cultural Center Project. Given the unique nature of the project, JB & Associates developed the specific trip generation rates based on the various components of the project: auditorium, museum, exhibit hall, special events, and restaurants.
Preparation of a Traffic Impact Study for the conversion of the Glendale Unified School District Administrative Building to 230 apartment units. JB & Associates prepared recommendations for mitigation measures for the project, such as installation of traffic signals in the vicinity of the project
Preparation of a Traffic Technical Memorandum to compare the trip generation of the existing office uses to a proposed multifamily residential use. JB & Associates also assessed the potential traffic impacts from the proposed use.
Preparation of a Traffic Technical Memorandum for construction of a new assisted living project at an existing site. Project scope also included the circulation analysis for driveway access from the major arterial. JB & Associates also prepared the conceptual striping plan to provide a Center Two-Way Left Turn lane for the project driveway.
Preparation of Traffic and Parking Analysis Study for a live/work community in the downtown area of the City of Glendale. The Project would consist of four multi-story buildings (Buildings A, B, C, and D) up to 8 stories high. The Project Site would include extensive ground floor open space, including a central courtyard and pedestrian paseos that bisect the Project Site in all four
directions and divide the project Site into roughly four quads. Each of the Project’s Buildings would be provided in each of the four quads.
Preparation of Traffic Impact Study, off-site improvements; including signing striping plan for Louise Street, and traffic signal design modification at Wilson Avenue at Louise Street. Conducted traffic and parking counts, and field observations in order to prepare Traffic Analysis to address the concerns of the residents in the vicinity of the project. Prepared mitigation measures including roadway re-striping along the frontage of the project and traffic signal modifications.
JB & Associates attended City of Glendale Planning Commission and City Council meetings to address traffic issues with respect to the project.

Preparation of a Traffic Impact Study for 80 unit apartment project, access and circulation analysis, and traffic signal design.
The study intersections and the freeway segments in the vicinity of the project were also compared
against the list of locations in the Los Angeles County Congestion Management Program that required
traffic impact analysis. A review was conducted of the Los Angeles County Metropolitan Transportation
Authority intersections and freeway monitoring stations to determine if a Congestion Management
Program (CMP) impact analysis would be required for the proposed project.
Preparation of a Traffic Impact Study for Tapestry bu Hilton Project in City of Santa Ana, CA.
After a consultation with the staff of the City of Santa Ana, it was determined that a total of four (4) intersections and three (3) street segments would
be analyzed and evaluated for potential project‐related traffic impacts. The method used by this traffic analysis to analyze the required intersections is the Intersection Capacity Utilization (ICU) Method. This method was used to evaluate the Level of Service (LOS) at each intersection by first determining their respective volume‐to‐capacity ratios. The method for evaluating the Level of Service (LOS) at each street segment was to compare the daily traffic volume of the segment with the LOS thresholds provided by the City of Santa Ana.
Prepared Traffic Impact Study and parking analysis for the renovation of the country club with the addition of amenities to the existing 9 hole golf course.
Develop unique Trip Generation rates based on various components of the country club: golf course, swimming and spa facilities, gymnasium, restaurant and bar facilities, and banquet facility. JB & Associates also evaluated the country clubs parking facility and developed the parking demand analysis for special events and valet operations at the project site.
Prepare Traffic Impact Study for the hotel project, which is in close proximity to residential areas in City of Glendale. To address the concerns of the residents in the vicinity of the project, a detailed Traffic Analysis was prepared by JB & Associates. The Traffic Analysis included field observations, traffic and parking counts.

Prepare Traffic and Parking Impact Study for the Honolulu Village project. After a consultation with the City of Glendale - Traffic & Transportation Division Staff, it was determined that a total of (15) intersections would be analyzed and evaluated for potential project
related traffic impacts.
This traffic study further includes an analysis of project parking, construction traffic and potential freeway impacts. Moreover, a review was conducted of the Los Angeles County Metropolitan Transportation Authority intersections and freeway monitoring stations to determine if a Congestion Management Program (CMP) impact analysis would be required for the proposed project.
Prepared Parking Analysis to address parking deficiencies of the existing industrial facility that is proposed to be converted to a Youth athletic facility.
JB & Associates developed special parking rates based on various sports activities, classrooms and educational seminars proposed for the facility.
Prepared Traffic Impact Study for a Business Suites Hotel in City of Los Angeles, in accordance with City of Los Angeles Department of Transportation Traffic Study guidelines.
JB & Associates prepared mitigation measures; including conceptual striping plans on Robertson Boulevard to provide left turn access to the project's driveway.
Prepared Traffic Impact Study for a 364 unit Multi-family apartment project in City of Los Angeles in accordance with City of Los Angeles Department of Transportation traffic study guidelines. Prepared mitigation measures, including conceptual signal and striping plans for modifications of intersections impacted as a result of the project.
